Initial Consultation

It starts with a conversation. We’ll walk through your wish-list, your block, your budget, and what you want to get out of the build, now and long term. This session helps us shape a smarter, realistic path forward.

Fee Proposal & Design Agreement

After the initial consult, we provide a detailed fee proposal, outlining our full design and preconstruction
service. This includes:

  • Design & drafting
  • All consultants (engineering, energy reporting, soil testing, surveyors)
  • Building permit coordination
  • Early-stage project value management


If accepted, we move into a formal design agreement.

Note: Clients bringing their architect or designer can still engage us at this stage for a technical preconstruction service, focused on buildability, performance alignment, and compliance, without duplicating design.

Concept Design & Outline Estimate

We collaborate with our in-house architect to develop your first concept. Once drafted, we deliver a detailed outline estimate based on live trade feedback. This ensures cost clarity early, helping you avoid overdesign and allowing for informed adjustments.

Finalising Design

Together, we refine the design,  aligning it with your budget, site conditions, and any insights gained from the estimate.

You stay in control, and surprises stay off the table.

Working Drawings, Permits & Tendering

Once the design is locked in, we handle full working drawings, permits, and consultant coordination. If you’re not building with TZO, we also offer a paid tendering service, delivering accurate quotes using supplied tender documentation. Either way, this step includes full project value management to identify savings without compromising performance.

Construction

We manage the build from start to finish with the same level of care, whether it’s 50sqm or 250sqm. Our team handles all scheduling, compliance, and trades. At handover, you receive a carbon-neutral certificate and a finished home ready to live in.

7_Aftercare

Aftercare

The first 12 months of aftercare are covered by us. At the end of that period, we return to service your home, checking fire alarms, cleaning your ventilation system, and preparing a list of any maintenance needs. It’s part of our commitment to building homes that last and making sure they’re performing as they should.

Long-Term Coverage

Every TZO home comes with a 12-month defect liability period. For clients who take up our aftercare subscription, we offer a structural warranty of up to 20 years. The warranty is renewed annually with each successful subscription, giving you ongoing peace of mind, year after year
